Sure, we’d all love to buy our dream home but the reality is that we have to be able to afford the home.
Buying a home is one of the biggest purchases many people make in a lifetime. There are a lot of factors that influence what you can afford so it is generally a good idea to evaluate your finances and the costs of buying before searching for homes. Additionally, it’s important to understand the lending process as well as the price of homeownership so you can plan ahead. Before getting started, talk to a lender to find out what you can be approved for and determine what fits best with your personal budget and financial goals.
Buyers agents fees may vary based on location. In most areas, buyers agents fees are generally paid for by the sellers so there is no cost to you as the buyer.

I am happy to set up an automatic search online to notify you anytime a home comes on the market that matches your minimum search criteria. While you may be tempted to share all of the dirty details of what you’re looking for, keep your search terms broad so that you don’t eliminate options that could have great potential. With an automatic search you will be notified any time a property comes on the market that matches your search. Want to get a step ahead of many buyers? Be the first to know about new opportunities by requesting that you be notified as soon as something hits the market! Many buyer are only reviewing listings once a day and some, once a week. Being notified of a new listing earlier means that you can be quicker to act before a property goes under contract!
Once you have found the home that you would like to pursue, I will work with you to help you understand the market and together we will structure a competitive offer. When offering we will review general town statistics as well as comparable homes that have recently sold. Your offer will include the amount that you would like to offer, any contingencies (In real estate, a “contingency” refers to a condition of the Agreement of Sale that needs to occur in order for the transaction to keep moving forward) that are applicable and your proposed timelines. Using this information we will draft a Purchase and Sales Agreement and start the negotiations.
